Acceptance of Rental Application:

  1. Upon acceptance of the rental application by Triole Investments Limited, and before occupancy, the Applicant(s) agree that there will arise a tenancy agreement in our standard Residential Rental Agreement.  To document that agreement, the Applicant shall sign the Landlord's standard Residential Rental Agreement after acceptance.
  2. If after acceptance, the Applicant(s) forfeits their intention to occupy said premises, then Triole Investments Limited will seek to re-rent the unit and will credit the amount of the deposit to the Applicant(s) against any damages incurred as a result of the Applicant(s) termination of the agreement.


Balconies:

  1. Tenants shall not use the balcony area for the storage of items such as bicycles, empty boxes and sports equipment.
  2. It is the responsibility of the tenant to keep the balcony area clean and free of unsightly clutter.
  3. No tenant shall hang laundry or mats from any balcony.
  4. At no time shall any tenant, family members, guests, visitors, servants, clerks or agents throw anything off any balcony as it is acknowledged that such activity is a serious impairment of other person’s safety.
  5. Items such as flags and satellite dishes are not permitted on any balcony or balcony railing.
  6. Gas barbeques are not permitted on any balcony area.
  7. Pets are not permitted on any balcony.

 
Bicycles:

  1. Bicycles shall not be admitted or carried into the residential complex through the main public entrance of the residential complex or in elevators, stairwells, or main halls, but must be kept in areas designated by Triole Investments Limited at the sole risk of the tenant, including without limiting the generality of the foregoing theft and/or damage.
  2. All bicycles are to be registered and must display a Triole Investments Limited decal.
  3. Bicycles are not to be stored on any balcony of any rental suite.
  4. No bicycle shall be fastened or locked to any fence, railing, or any part of the building except where designated.
  5. Bicycles will be stored in a designated bicycle room in the complex.
  6. A refundable deposit will be collected from the tenant in order to receive an access key to the designated bicycle area.
  7. A fee of $20.00 will apply if a tenant has lost their bicycle room access key. No exceptions.
  8. Triole Investments Limited accepts no responsibility for any theft, loss or damage to any bicycle, however caused.

 
Common Areas:

  1. All residents are required to wear appropriate attire, including shirts and shoes in all common areas of the residential complex.
  2. Smoking is not permitted in any common area of the residential complex as per City of Ottawa By-Law 2001-148 (parking garages, restrooms, swimming pool and laundry areas included).
  3. Personal items such as door mats, boots, umbrellas, baby strollers and shopping carts shall not be left in any common area including stairwells as per the Ottawa Fire Department.


Co-Signers:

  1. Triole Investments Limited does not accept any co-signers or guarantors for any rental agreement.


Damage:

  1. The tenant(s) may be given a notice of termination of tenancy if the tenant or a guest of a tenant willfully or negligently causes undue damage to the rental suite or anywhere in the residential complex.


Elevators:

  1. Effective September 1, 2005 all residents requiring a service elevator for moving items into or out of the premises shall submit a $20.00 refundable cash deposit to the on-duty superintendent.
  2. Service elevators must be reserved at least 24 hours in advance by any tenant.
  3. Service elevators shall be reserved on a first-come, first-serve basis.
  4. A three hour time limit will be imposed for the use of any service elevator on any day.
  5. Use of service elevators must be completed by 9:00pm on any day.


Garbage:

  1. All garbage is to be tightly wrapped, tied and placed into the garbage chute.
  2. Hours of garbage chute disposal are from 7:00am to 10:00pm Monday to Sunday.
  3. Any garbage or debris too large to fit into any garbage chute shall be transported by the tenant to an area designated by Triole Investments Limited.
  4. Cat litter must be bagged and tied securely prior to placing it in any garbage chute.


Keys:

  1. If a tenant loses or misplaces the common entrance key issued, the tenant shall pay a fee of $35.00 for a replacement to Triole Investments Limited.
  2. If a tenant loses or misplaces the suite key(s) or mailbox key(s), a fee of $35.00 for replacements will be paid to Triole Investments Limited.
  3. Upon termination of tenancy, if all keys issued to the tenant are not returned to Triole Investments Limited, a fee of $35.00 will be charged to the account of the tenant.
  4. Triole Investments Limited issues building keys to leaseholders only.


Lockouts:

  1. Effective September 1, 2005 any resident who is locked out after 9:00pm on any day, will be subject to a $20.00 fee payable in cash to the on-duty superintendent.


NSF Charges:

  1. There will be an administrative fee of $25.00 for any cheque returned for any reason from the tenant’s bank. All returned cheques must be replaced with a money order or certified cheque within two business days.


Occupancy:

  1. The leaseholder agrees not to allow the rental unit to be occupied by persons other than those who are listed on the Residential Rental Agreement and will advise the landlord if they intend to make any change to the occupants.
  2. Unauthorized occupants will be subject to eviction proceedings.


Parking:

  1. Parking fees are due and payable in full on the first day of each and every month of the lease agreement where the tenant has been assigned a parking stall or stalls.
  2. Only leaseholder vehicles registered with Triole Investments office are permitted to park on-site.
  3. Any resident requiring parking for their vehicle(s) shall provide Triole Investments Limited a valid copy of their vehicle ownership/registration and shall display a parking decal issued by Triole Investments Limited.
  4. Parking fees are not included in the base rent.
  5. Motorcycles, trailers, campers, RV’s, commercial trucks, snowmobiles, boats or other watercraft are not permitted to park on Triole Investments Limited property or parking lots.
  6. Vehicle maintenance is strictly prohibited on Triole Investments Limited property.
  7. Any tenant wanting to cancel their assigned parking shall submit 30 days written notice to Triole Investments Limited from the beginning of a rental period. No exceptions.
  8. All vehicles parked on Triole Investments Limited property will be in a good state of repair.
  9. No vehicle shall emit or leak any fluids onto any part of Triole Investments Limited property or parking areas.
  10. The tenant will be responsible for any damage to the property or parking areas caused by their vehicle or by operation of their vehicle.
  11. Any vehicle not in good repair and not registered with the Ontario Ministry of Transportation will be subject to ticketing and towing at the risk and expense of the vehicle owner.
  12. Triole Investments Limited accepts no responsibility for any theft, loss or damage to any vehicle, however caused.


Pest Control:

  1. All our premises are regularly protected under a certified pest prevention program by Orkin PCO.

Pets:

  1. Pets are no longer accepted as of January 1, 2006.
  2. All dogs are to be leashed at all times in all common areas, elevators, stairwells and all exterior grounds of the residential complex.
  3. Pets of any sort are not permitted in any swimming pool area or on any balcony.
  4. Residents with pets that interfere with the reasonable enjoyment of other residents will be subject to eviction proceedings.


Rent:

  1. All rent is due and payable in full on the first day of each and every month of the tenancy. No exceptions.
  2. Any rental cheques submitted after the 3rd day of any month must be in the form of certified funds or money order.
  3. All rents to be paid by certified or personal cheque or money order. No cash accepted.
  4. All rent payments shall be paid directly by the Tenant. Triole Investments Limited reserves the right to refuse payments from non-lease holders.


Requirements for Tenancy:

  1. Each applicant will provide Triole Investments Limited with a written employment reference from their current employer stating their position, length of employment, salary/rate of pay, hours worked per week and the name and contact telephone number for their supervisor.
  2. Each applicant will provide Triole Investments Limited with a written current and previous landlord reference. References should include the name of the landlord or Management Company, a contact person and a contact telephone number including area code.
  3. A prospective resident may not occupy the premises until the head office of Triole Investments Limited has received written confirmation of property damage/content insurance reflecting the commencement date of the lease. All applications will be considered incomplete until a valid insurance policy has been submitted.
  4. All applicants will be subject to a credit history investigation.
  5. All applicants will be subject to a criminal background investigation.
  6. Upon acceptance of any application, the prospective tenant will provide Triole Investments Limited with a rent deposit equal to one month’s rent in certified funds.
  7. Triole Investments Limited reserves the right to refuse any application due to any false or misleading statements made by applicant(s).
  8. Providing false information is a criminal offence.
  9. If any of the above requirements are not met, all related applications will be considered incomplete.


Rollerblades:

  1. Rollerblades are not to be worn or used in any common hallway, stairwell, lobby, elevator, or parking garage.


Storage Lockers:

  1. At the request of the tenant and subject to availability, the tenant will be issued one storage locker. Tenants are to supply their own lock to secure the storage locker.
  2. Triole Investments Limited accepts no responsibility for any theft, loss or damage to any personal property in any storage locker, however caused.


Termination of Tenancy:

  1. If a tenant wishes to terminate their tenancy 60 days written notice must be provided to Triole Investments Limited from the beginning of a rental period, but the termination date cannot be earlier than the final day of the lease. Example: If a tenant wishes to terminate a lease December 31, written notice must be received on or before November 1 by 5:00pm.
  2. The tenant is responsible for the removal of all personal property from the suite, balcony area, storage locker, bicycle room and parking area if applicable.
  3. Triole Investments Limited accepts no responsibility for any personal property left in the demised premises by the tenant after termination of tenancy.
  4. Any personal property left in the suite or any other area mentioned above after the termination date will be considered abandoned.
  5. Any abandoned property will be removed and discarded by Triole Investments Limited.
  6. Triole Investments Limited accepts no responsibility for any abandoned property.


Utilities:

  1. Heat, hydro and water are included in rent.


Viewing of Suites:

  1. All prospective tenants must show proper photo identification prior to viewing any suite.
  2. If proper identification cannot be provided, the viewing will be canceled.


Window Coverings:

  1. Bed sheets, blankets, cardboard, newspapers, towels, flags and aluminum foil are not to be displayed in any window.
  2. All awnings or shades over any window desired by the tenant shall be erected at the risk and expense of the tenant. These awnings or shades must be of shade, color, design and material as prescribed by Triole Investments Limited.
  3. Any tenant requiring an air conditioner shall install it in a wall sleeve (where available) or a window. The tenant shall be responsible for providing Plexiglas to infill gaps created by window air conditioning units.
  4. Cleaning of all windows (interior and exterior) associated with the rental suite is the responsibility of the tenant.
  5. The tenant is responsible for any damage caused to any window or window frame.
  6. If a tenant hires a window cleaning company or individual to clean their windows, the tenant is responsible for any damage caused to any window or window frame.

 


Triole Investments Limited reserves the right to make such other and further reasonable rules, regulations and policies as in our judgment and from time to time be needful for the safety, care and cleanliness of the premises and for the preservation of good order therein and the same shall be kept and observed by tenants, their families, visitors, guests, clerks, servants and agents. Rules, regulations and policies are subject to change without notice.
